Year over year, Natrona County home values have inched up, with the typical home value rising a bit more than 3 percent. Median list prices have climbed even faster, up just over 6 percent from last July. At the same time, buyers have slightly more leverage than a year ago, as the share of homes selling above list price has dipped and the average sale-to-list ratio has edged down below 99 percent.

Looking at July 2026 specifically, the typical home value was about $330,000, while the median list price stood higher at roughly $350,000, signaling some room for negotiation. Inventory tightened compared with last year, with active listings down more than 12 percent and months of supply at just 2.3, reinforcing Natrona County’s status as a seller’s market even as the state overall sits closer to 4.1 months of supply.

Sales activity shows a mixed picture, with homes sold down slightly from last year, but pending sales up nearly 10 percent year over year, suggesting buyers are still active despite fewer new listings coming on the market. Homes are taking about a month to sell on average, and more than a third go off the market within two weeks, so well-priced properties can still move quickly.
