Year over year, Natrona County home values have inched up, with the typical home value rising a bit more than 3 percent. Median list prices have climbed even faster, up just over 6 percent from last July. At the same time, buyers have slightly more leverage than a year ago, as the share of homes selling above list price has dipped and the average sale-to-list ratio has edged down below 99 percent.

Sales activity shows a mixed picture, with homes sold down slightly from last year, but pending sales up nearly 10 percent year over year, suggesting buyers are still active despite fewer new listings coming on the market.
