Both had provided me with their expert advice, they would take extra steps to educate you and walk you thru the home shopping process. They would work on my schedule, try their best to answer all my questions and would point me to the right direction when I was looking for the lender, inspector, lawyer, etc. As a home buyer in this "Bidding War" market, most of my offers were turned down; however, both Lucy and Rich have continuously provided me encouragement to keep trying and looking. The typical home value in Sublette County is projected to be $610,500 for the month of July. June’s finalized data reported the typical value of a home in the county to be $570,000—up 8.73% over the previous 12 months. For comparison, state-level data pegged home values at $410,600 in Wyoming for the most recent reporting period. That number is expected to float around $419,400 in July.

Sublette County had 30 new listings and 14 listings that went under contract in June, increasing the area’s total available inventory to 82—up 24.24% from the previous month. Inventory is projected to have further increased in July.

Of those 82 active listings, 15.85% reduced their price in the month of June. The median listing price for homes in Sublette County fell 27.34% from May to June, bringing the current median listing price to $544,950. Based on projected data for July, listing prices may continue to fall.

The number of days that homes have been on the market prior to going under contract fell year-over-year. In June 2025, the median time for a listed property to go pending was 97 days, compared to 114 days in June 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this July.
