The typical home value in Lincoln County is projected to be $309,000 for the month of January. December’s finalized data reported the typical value of a home in the county to be $399,000—down 24.0% over the previous 12 months. For comparison, state-level data pegged home values at $440,500 in Wyoming for the most recent reporting period. That number is expected to float around $414,700 in January.
Lincoln County had 11 new listings and 19 listings that went under contract in December, decreasing the area’s total available inventory to 121—down 26.67% from the previous month. Inventory is projected to have further decreased in January.
Of those 121 active listings, 13.22% reduced their price in the month of December. The median listing price for homes in Lincoln County fell 40.15% from November to December, bringing the current median listing price to $325,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract rose year-over-year. In December 2025, the median time for a listed property to go pending was 135 days, compared to 122 days in December 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this January.
