At the same time, both new listings and pending sales have dropped sharply, with new listings down about 34.0 percent year over year and pending sales falling around 35.42 percent, signaling slower activity than a year ago.
In February 2026, homes were listed around a median price of $270,000, while the typical home value sat just below that level. Homes are taking longer to sell, with median days on market up 25.45 percent year over year to 69 days and rising nearly 3.0 percent from the prior month.
Inventory in Philadelphia stood at 4,436 homes in February, down 8.63 percent from last year and slightly, by 0.49 percent, from the previous month, translating to about 5.5 months of supply in what is still labeled a seller's market.
