Year-over-year, Tampa’s housing market has seen notable price growth, with typical home values up 13.86 percent to about $472,500. That rise outpaces Hillsborough County overall, where values are closer to $410,000 and up 5.13 percent. At the same time, buyers are seeing fewer options than last year, as inventory is down 12.12 percent even though it recently ticked up month over month.
In February 2026, homes typically listed around $499,000 and spent a median of 67 days on the market, which is 36.73 percent longer than a year ago. Conditions still lean toward sellers, with a seller’s market gauge of 34 and months of supply at 4.6, but slower pace and more time on the market give buyers a bit more room to negotiate.
Seller pricing power shows in the average sale-to-list ratio of about 0.96, while only 14.88 percent of homes sold above asking and roughly 34 percent of listings had a price drop, suggesting some back-and-forth before offers are accepted. There were 1,885 active listings in February with 676 new listings and 561 pending sales, though both new listings and pending deals are down more than 15 percent from last year.
