September’s finalized data reported the typical value of a home in the city to be $995,000—down 37.81% over the previous 12 months. For comparison, county-level data pegged home values at $487,000 in Maricopa County for the most recent reporting period. That number is expected to float around $493,500 in October.
Carefree had 30 new listings and 12 listings that went under contract in September, increasing the area’s total available inventory to 74—up 27.59% from the previous month. Inventory is projected to have further increased in October.
Of those 74 active listings, 16.22% reduced their price in the month of September. The median listing price for homes in Carefree grew 35.84% from August to September, bringing the current median listing price to $1,487,500. Based on projected data for October, listing prices may continue to grow.
