Inventory in McCormick Ranch is tightening, with 122 homes for sale in February 2026 and 108 new listings added. Pending sales reached 97, up 8.99% from last year, showing solid buyer activity even as fewer new listings come to market. Compared with a year ago, inventory is down 6.15%, and it also slipped 1.61% just since last month, supporting the current seller’s market reading.
Home values are responding to this steady demand, with the typical home value at about $1,100,000, up 25.36% year over year and holding flat month over month. Sellers are still testing higher price points, as the median list price rose 7.61% from last month to roughly $1,237,500, and is projected to edge up again in March to about $1,281,250. Buyers are negotiating some discounts, with homes selling for about 95.97% of list price on average and only 7.69% of sales closing above asking.
Homes are moving a bit faster than before, spending a median of 60 days on market, down 10.45% from last month and 6.25% from last year. Local values also sit above the broader Scottsdale typical value of $1,000,000, reinforcing the premium positioning of this neighborhood within the city.
