Home values in Old Town have been easing, with the typical home value around $575,000 in February 2026, down about 3.9% from last year and 3.4% from the prior month. List prices are following that trend, with the median list price near $599,900 and projected to edge down to about $595,100 in March as the typical home value is expected to move to roughly $565,000.
Listing activity has shifted alongside these price changes. Inventory recently reached about 662 homes, up 5.3% month over month and 2.8% year over year. New listings, however, are down more than 18% from a year ago, landing at 519 for the month. Homes are also taking longer to sell, with median days on market at 79, up more than 21% compared with last year.
Contracts and sale prices show buyers have a bit more room to negotiate even though Old Town still leans toward sellers, reflected in its seller’s market gauge of 17. Only about 5.6% of recent sales closed above asking price, and the average sale-to-list ratio sits around 0.96, which means many homes are selling slightly under list. Compared with Scottsdale overall, where the typical home value is about $1,000,000 and projected to rise further, Old Town offers a relatively lower price point.
