That is below Scottsdale as a whole, where typical values are around $1,000,000, but the neighborhood is still seeing solid growth. Inventory has tightened compared to last year, down 6.39 percent to 366 homes for sale, while new listings have fallen 22.2 percent.
In February 2026, buyers saw a median list price of $950,000, up 5.62 percent from the prior month, pointing to upward price pressure. Homes spent about 58.5 days on the market, which is slightly faster than a year ago and about 7.14 percent quicker than the previous month.
Activity remains steady with 279 pending sales and 340 new listings, though pending sales are down 8.22 percent year over year, suggesting some cooling in demand. Sellers still have the upper hand, with South Scottsdale rated a Seller's Market and only about 5.98 percent of homes selling above list, while the average sale-to-list ratio stands near 0.97, indicating modest negotiation room. Looking ahead to March 2026, typical values are projected to edge up to $876,250 and median list prices to about $975,275, with inventory expected to hover near 361 homes.
