Over the latest rolling three-month period ending in April 2026, Sedona’s home values have eased compared with a year ago while activity has picked up. Typical home values are down about 6 percent year over year, and the median list price has fallen by nearly 9 percent, even as the number of homes sold has risen by about one-third.

In contrast to softer prices, buyer and seller activity has grown notably. Homes sold over the period increased to 79, and pending sales are up almost 72 percent from a year earlier, while new listings have climbed nearly 44 percent, giving buyers more options than last year.

Looking at the current snapshot, Sedona shows 226 active listings and a median days on market of 51, with about 5.3 months of supply pointing to conditions that still lean toward sellers. Only around 12 percent of homes sold above list and the average sale-to-list price ratio sits just above 96 percent, suggesting that realistic pricing matters for successful deals.
