Channel Islands Beach is seeing more homes available in this rolling three-month view, with active listings up compared to spring and inventory around 6.1 months of supply. Even so, buyer activity has cooled, as homes sold are down sharply from a year ago and new listings are also lower than last summer. Pending sales have slipped year over year as well, showing that contract flow is slower than it was in 2025.

At the same time, sellers have been adjusting their expectations, as the median list price is slightly below last year and has dropped significantly from earlier in 2026.
