Central Chula Vista saw 20 homes on the market in February 2026, with no change in inventory from the prior month but an 81.82% jump from a year earlier. New listings were active at 35 for the month, up 45.83% year over year, giving buyers more options than last year. Contract activity kept pace, with 21 homes going under contract and matching last year’s pending sales level.
Homes are moving faster, with the median time on market down to 14 days, a drop of 41.67% from January and 53.33% compared with a year ago. Even with this speed, only about 21% of recent sales closed above the asking price and the average sale-to-list price ratio sat just under full price at 0.987, showing sellers still hold an edge but buyers are negotiating.
Pricing is adjusting as conditions shift, with the typical home value at $735,000 in February, down 2% month over month and 10.37% year over year, and below the broader Chula Vista typical value of $812,500. The median list price followed a similar direction at $785,000, off 1.75% from the prior month, and projections for March point to a typical value of about $727,500 and a median list price near $778,000, with inventory expected to stay around 20 homes.
