Del Norte County is showing a slower pace of deals alongside a build-up of listings. Active listings climbed to 135 in May, up more than 16 percent from the prior month, while homes sold fell to just 8, about half as many as a year ago. Pending sales also dropped sharply year over year, signaling weaker contract activity even as options for buyers increase.

Prices are adjusting amid this softer demand. The typical home value in May was about $417,000, down roughly 19 percent from a year earlier, and the median list price is also running more than 12 percent lower than last year. Despite that, the average sale-to-list price ratio is just under 99 percent and the share of homes selling above list has risen since last year, suggesting well-priced properties can still attract solid offers.

Inventory buildup is especially clear when looking at months of supply, which has surged to 15.1 months, far above California’s roughly 3.2 months and consistent with Del Norte County’s buyer’s market reading. Homes are taking around 61 days to sell on median, faster than just a few months ago, which may reflect sellers becoming more realistic on pricing.
