Inventory in Del Norte County has expanded, with active listings up from last month and sitting at 117 homes. New listings also climbed sharply, rising about one-third month over month and nearly half compared to a year ago. Despite more options, contract activity slowed, as homes sold fell by roughly 44 percent from March while pending sales dropped nearly 30 percent.

Pricing is adjusting to this shift in pace. The typical home value declined about 18 percent from March and is down more than 12 percent year over year, even as the median list price is still slightly higher than a year ago. Sellers are often negotiating, with the average sale-to-list ratio around 93 percent and only about 10 percent of homes closing above their asking price.

Homes are taking much longer to sell, with the median days on market jumping to 145, far slower than earlier in the year. Months of supply has surged to around 10, signaling a clear buyer’s market compared with California overall, where supply is closer to three months and prices are more than double.
