Inventory in East Los Angeles has eased slightly over the past year, with about 189 active listings in this rolling three-month window and a modest year-over-year decline. Contract activity, however, is relatively strong, as pending sales are up more than 15% year over year while homes sold are only slightly lower than a year ago.

Pricing is showing mixed signals, with the typical home value down nearly 6% year over year but the median list price edging a bit higher. Homes are spending around 43 days on the market in this period, a shorter timeline than a year ago, which suggests buyers are moving more decisively when they find the right property.

Supply conditions have tightened compared with last year, as months of supply has fallen and the market gauge still points to a seller’s market. At the same time, the share of homes selling above list is just under 45% and the average sale-to-list ratio is essentially at 100%, indicating that sellers who price well are generally achieving their asking price.
