Alhambra’s rolling three-month snapshot through May 2026 shows more homes coming to market and more buyers writing offers. Active listings are up sharply year over year, with inventory rising to 227 and months of supply nearly doubling to 5. Contract activity is also stronger than last year, as pending sales have climbed more than 40 percent and closed sales are up as well.

Prices are showing mixed signals in response to this added inventory and demand. The typical home value is slightly below where it was a year ago, yet the median list price has pushed higher versus last year, suggesting sellers are still aiming aggressively. With an average sale-to-list ratio just above 101 percent and about half of homes selling above their asking price, buyers continue to pay close to, and often above, list.

Timing has shifted notably, with the median days on market stretching to around 39 days, much longer than a year ago but down from earlier this spring. Even with slower marketing times, nearly half of homes still go off-market within two weeks, underscoring how differently segments of the market can behave.
