Rosemead currently leans toward sellers, with the market gauge indicating a seller’s market. Months of supply sits at about three, suggesting inventory is limited but not extremely tight. Active listings have dropped nearly 30 percent compared with a year ago, which helps explain the advantage for sellers.

Looking at a rolling three-month view, prices have softened from last year but remain relatively high. Even so, homes are moving faster than they did a year ago, with median days on market dropping sharply in the rolling three-month comparison, and about 41 percent of homes going off the market within two weeks.
