The typical home value in Indian Wells is projected to be $1,820,750 for the month of January. December’s finalized data reported the typical value of a home in the city to be $1,849,500—up 69.99% over the previous 12 months. For comparison, county-level data pegged home values at $610,000 in Riverside County for the most recent reporting period. That number is expected to float around $613,240 in January.
Indian Wells had 19 new listings and 22 listings that went under contract in December, decreasing the area’s total available inventory to 103—down 3.74% from the previous month. Inventory is projected to have further decreased in January.
Of those 103 active listings, 14.56% reduced their price in the month of December. The median listing price for homes in Indian Wells fell 42.46% from November to December, bringing the current median listing price to $1,250,000. Based on projected data for January, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell sharply year-over-year. In December 2025, the median time for a listed property to go pending was 72 days, compared to 98 days in December 2024. In recent months the median number of days from listed to pending appears to be decreasing. That trend is predicted to have carried through to this January.
