June’s finalized data reported the typical value of a home in the neighborhood to be $2,150,000—down 5.49% over the previous 12 months. For comparison, city-level data pegged home values at $1,125,000 in Lake Forest for the most recent reporting period. That number is expected to float around $1,088,130 in July.
Pacific Commercentre had 16 new listings and 5 listings that went under contract in June, decreasing the area’s total available inventory to 4—down 78.95% from the previous month. Inventory is projected to have further decreased in July.
The median listing price for homes in Pacific Commercentre fell 4.66% from May to June, bringing the current median listing price to $2,335,930. Based on projected data for July, listing prices may continue to fall.
