Laguna Hills is seeing moderate activity in this rolling three-month snapshot. Active listings are down more than 18% from a year ago, while new listings have fallen over 30%, pointing to tighter supply. Even with fewer homes coming to market, pending sales and closed sales are both lower than a year ago, suggesting more selective buyer demand.

Contract flow shows a mixed picture. Compared with a year earlier, homes sold are down nearly 22% and pending sales are off about 19%, but median days on market have surged, with typical listings now taking about 40 days to go under contract. Despite the slower pace, months of supply has dropped sharply year over year to about two and a half months, reinforcing the current seller’s market reading.

Pricing has adjusted from last year’s levels. The typical home value is down roughly 9% year over year, and the median list price is also lower than a year ago, even after a recent month-to-month dip. Sellers are still achieving close to full asking price, with the average sale-to-list ratio just under 100% and about one-third of homes selling above list, although that share is notably lower than last year.
