September’s finalized data reported the typical value of a home in the neighborhood to be $975,000—up 19.34% over the previous 12 months. University Hills had 10 new listings and 14 listings that went under contract in September, decreasing the area’s total available inventory to 13—down 27.78% from the previous month. Inventory is projected to have further decreased in October.
The median listing price for homes in University Hills fell 7.7% from August to September, bringing the current median listing price to $749,500. Based on projected data for October, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
