Merced County currently leans toward sellers, with the market gauge at 23 even as conditions show signs of softening. Homes sit a median of 45 days on the market, up 12.5% from last month and 50% compared with a year ago, giving buyers a bit more time to decide.
Prices have been edging down, with the typical home value at about $401,734, a 5.25% drop year over year and 5.47% month over month. List prices are following a similar path, with the median list price at $412,500 in February and projected to ease to $406,250, while price cuts appear on roughly 30% of listings.
Inventory trends help explain the balance: there are 421 homes on the market, down 5.82% from last month and 8.08% from last year, equal to about 3.1 months of supply. With 180 new listings and 180 pending sales, roughly 27% of homes still sell above list and the average sale-to-list ratio is just under 0.99, showing sellers retain some leverage even as pressure eases. Compared with California overall, Merced County’s typical values are much lower than the state’s $820,800, which can draw interest from cost-conscious buyers.
