Inventory and contract activity in Dublin are shifting in this rolling three-month view ending in September 2026. Active listings are up about 20% from a year ago, yet new listings are only modestly higher year over year, suggesting existing homes are staying on the market longer. Homes sold and pending sales are both slightly above last year, and months of supply has increased to 2.7, up roughly half from a year ago, indicating more options for buyers than in prior periods.
Prices are adjusting in response to these changing conditions.
