Nevada City’s rolling three-month snapshot shows a tighter pool of homes for sale, with active listings down more than 30% from a year ago and sitting at 29. At the same time, closings have surged, with homes sold up about 61% year over year, signaling that buyers are still moving forward even as fewer new listings enter the market.
Pricing has eased compared with last year, as the typical home value is down nearly 6% year over year and the median list price is lower by almost 5%. Even with that adjustment, sellers are still close to their asking prices, with the average sale-to-list ratio just under 99% and a slightly higher share of homes selling above list than a year ago.
Pace of sales has slowed, with the median days on market stretching to 48 days, up from a much faster market last fall. Months of supply has fallen to about 2.4 months, reinforcing Nevada City’s status as a seller’s market despite longer marketing times.
