Santa Ana’s rolling three-month data through May 2026 shows more homes available and steady movement into contract. Active listings are up slightly year over year, while homes sold and new listings have edged down compared with a year ago. Pending sales have also dipped year over year, indicating buyers are a bit more selective even as options improve.

Pricing has continued to push upward in this environment. The typical home value over the latest three-month window is about 7% higher than a year earlier, even as the median list price is roughly flat year over year. Homes are taking much longer to sell than they did a year ago, with median days on market jumping from the low 30s to about a month and a half.

Supply conditions reflect this shift, with months of supply around 3.7, down notably from a year ago but up from the tightest points of the past two years, and the share of homes selling above list falling to around 39%. The average sale-to-list ratio is essentially at 100%, suggesting prices are landing very close to asking even though bidding wars are less frequent than before.
