December’s finalized data reported the typical value of a home in the city to be $1,285,000—down 7.72% over the previous 12 months. For comparison, county-level data pegged home values at $1,165,000 in Orange County for the most recent reporting period. That number is expected to float around $1,160,000 in January.
Huntington Beach had 81 new listings and 103 listings that went under contract in December, decreasing the area’s total available inventory to 210—down 28.08% from the previous month. Inventory is projected to have further decreased in January.
Of those 210 active listings, 13.81% reduced their price in the month of December. The median listing price for homes in Huntington Beach fell 2.04% from November to December, bringing the current median listing price to $1,249,000. Based on projected data for January, listing prices may continue to fall.

In December 2025, the median time for a listed property to go pending was 46 days, compared to 49 days in December 2024.
