Costa Mesa’s rolling three-month numbers point to a softer price environment than a year ago. The typical home value is down about 8% year over year, even as the median list price has slipped less than 1%. Supply has loosened compared with last spring, with months of supply up roughly 18% to about three months.

Zooming in on the latest rolling period through May 2026, listing activity has picked up even as closed sales and new listings both run about 7% below last year. Active inventory has fallen nearly 8% year over year, and homes are taking much longer to sell, with median days on market jumping to 31 days, more than triple last May’s pace. Despite that slower tempo, pricing is still tight, with the average sale-to-list ratio just under 100% and roughly 39% of homes selling above asking.

For buyers, the mix of slightly lower prices, more time on market, and three months of supply can mean more room to evaluate options and negotiate. Sellers, on the other hand, still see strong demand in many segments, as shown by the high share of homes closing at or above list price.
