Pacheco home values in this rolling three-month view are modestly higher than a year ago, with the typical home value up about 2 percent. At the same time, homes are taking longer to sell year over year, as median days on market have surged more than 250 percent to 22 days. Supply has loosened compared with last year, with months of supply up more than 140 percent even though it still reflects a seller-leaning environment.

Looking at the latest period ending in May 2026, prices and listing behavior show some mixed signals for buyers and sellers. The median list price has dropped nearly 18 percent from a year ago, while the share of homes selling above list has climbed about 30 percent, with just over half of recent sales closing above asking. Homes are still commanding slightly above list overall, with an average sale-to-list ratio of about 100.6 percent, suggesting sellers who price correctly can attract strong offers.

Market activity has picked up in recent months, with homes sold rising about 23 percent year over year and new listings edging slightly higher. Active listings are also up compared with last year, giving buyers a bit more choice even in a seller’s market. With only 2.7 months of supply and a median of 22 days on market, conditions reward good pricing and preparation on both sides of the table.
