September’s finalized data reported the typical value of a home in the neighborhood to be $1,053,500—down 5.94% over the previous 12 months. For comparison, city-level data pegged home values at $936,500 in San Diego for the most recent reporting period. That number is expected to float around $924,750 in October.

Carmel Mountain Ranch had 28 new listings and 31 listings that went under contract in September, decreasing the area’s total available inventory to 17—down 26.09% from the previous month. Inventory is projected to have further decreased in October.
