April’s finalized data reported the typical value of a home in the neighborhood to be $1,362,500—up 5.54% over the previous 12 months. For comparison, city-level data pegged home values at $1,444,500 in Santa Cruz for the most recent reporting period. That number is expected to float around $1,430,380 in May.

Banana Belt had 11 new listings and 11 listings that went under contract in April, increasing the area’s total available inventory to 5—up 25.0% from the previous month. Inventory is projected to have further increased in May.

The median listing price for homes in Banana Belt grew 0.96% from March to April, bringing the current median listing price to $1,425,000. Based on projected data for May, listing prices may continue to grow.

The number of days that homes have been on the market prior to going under contract fell year-over-year.
