December’s finalized data reported the typical value of a home in the city to be $1,250,000—up 38.12% over the previous 12 months. For comparison, county-level data pegged home values at $1,165,000 in Orange County for the most recent reporting period. That number is expected to float around $1,160,000 in January.
Rancho Mission Viejo had 31 new listings and 23 listings that went under contract in December, decreasing the area’s total available inventory to 78—down 4.88% from the previous month. Inventory is projected to have further decreased in January.
Of those 78 active listings, 10.26% reduced their price in the month of December. The median listing price for homes in Rancho Mission Viejo grew 7.73% from November to December, bringing the current median listing price to $1,185,000. Based on projected data for January, listing prices may continue to grow.
