Contract activity is solid, with 157 pending sales in April and homes sold rising about 11 percent from the prior month even as new listings slipped slightly.

Overall supply sits at 2.4 months, keeping Yolo County in a seller’s market and tighter than the roughly three months of supply seen statewide in California. Compared with the state’s higher typical sale price, local values remain more modest, which can draw in buyers but also sustain demand.
