Central Denver’s rolling three-month snapshot shows a steady flow of homes moving through the market, with 200 new listings, 88 pending sales, and 74 closings. Inventory is relatively deep at 358 active listings and 9.7 months of supply, which is much higher than the wider Denver area’s 3.9 months of supply.

Pricing is adjusting to this fuller inventory, with the typical home value at about $575,000, up strongly from a year ago but down compared with the prior three-month period. Sellers are still achieving an average sale-to-list ratio near 99 percent, and nearly one in ten sales are closing above the list price, indicating that well-priced homes can still attract strong offers.

Homes are moving through the market more quickly than they were, with median days on market dropping to about a month in the latest rolling period.
