North Central Denver currently leans toward sellers, with the market gauge showing a seller’s market despite signs of cooling. Months of supply sit at 6.4 in this rolling three-month view, far above Denver’s 3.9 months overall and more than double where this neighborhood was a year ago.

Home values have eased compared with last year, with the typical home value down around 13 percent year over year in the rolling three-month data. At the same time, homes are taking much longer to go under contract, with median days on market up sharply compared with a year ago, even though the share going under contract within two weeks is still about one in three.

On the activity side, new listings have inched up year over year while homes sold have dipped over the same period, signaling more options but slower turnover. Buyers are seeing a smaller share of homes selling above list price than last year and an average sale-to-list ratio just under 100 percent, which suggests slightly more room to negotiate.
