September’s finalized data reported the typical value of a home in the neighborhood to be $595,000—up 89.91% over the previous 12 months. For comparison, city-level data pegged home values at $525,000 in Fort Collins for the most recent reporting period. That number is expected to float around $502,500 in October.

Downtown Fort Collins had 11 new listings and 11 listings that went under contract in September, increasing the area’s total available inventory to 17—up 6.25% from the previous month. Inventory is projected to have further increased in October.

The median listing price for homes in Downtown Fort Collins fell 0.0% from August to September, bringing the current median listing price to $645,000. Based on projected data for October, listing prices may continue to fall.
