Collier County home values are up modestly from last year, with the typical sale price increasing a bit more than 2 percent. Median list prices climbed more quickly, rising just over 10 percent year over year. At the same time, active listings dropped by about 18 percent, tightening available inventory compared with last June.
Looking at June 2026 specifically, the typical home value was about $633,000, with a median list price near $667,000 and a price per square foot around $358. Buyers saw roughly 6,000 active listings and just under 1,000 homes sold, with pending sales up more than 20 percent from a year earlier even as new listings dipped slightly.
Conditions lean toward buyers overall, with a market gauge reading that points to a buyer’s market and about 4.9 months of supply, slightly below the statewide level. Homes are taking longer to sell than last year, with a median of 90 days on the market, yet only a small share, about 4 percent, are closing above list price and the average sale-to-list ratio sits near 94 percent. Compared with Florida as a whole, Collier County is higher priced but offers somewhat leaner inventory and similar price trends.
