The typical home value in Collier County is projected to be $546,250 for the month of December. November’s finalized data reported the typical value of a home in the county to be $565,000—down 10.32% over the previous 12 months. For comparison, state-level data pegged home values at $405,400 in Florida for the most recent reporting period. That number is expected to float around $403,800 in December.
Collier County had 1,372 new listings and 771 listings that went under contract in November, increasing the area’s total available inventory to 5,699—up 5.46% from the previous month. Inventory is projected to have further increased in December.
Of those 5,699 active listings, 19.49% reduced their price in the month of November. The median listing price for homes in Collier County grew 0.01% from October to November, bringing the current median listing price to $725,000. Based on projected data for December, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In November 2025, the median time for a listed property to go pending was 90 days, compared to 103 days in November 2024. However, in recent months the median number of days from listed to pending appears to be rising. That trend is predicted to have carried through to this December.
