October’s finalized data reported the typical value of a home in the city to be $257,050—down 0.56% over the previous 12 months. For comparison, county-level data pegged home values at $342,000 in Volusia County for the most recent reporting period. That number is expected to float around $341,320 in November.
South Daytona had 22 new listings and 25 listings that went under contract in October, decreasing the area’s total available inventory to 87—down 13.0% from the previous month. Inventory is projected to have further decreased in November.
Of those 87 active listings, 33.33% reduced their price in the month of October. The median listing price for homes in South Daytona grew 18.78% from September to October, bringing the current median listing price to $284,950. Based on projected data for November, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract fell year-over-year. In October 2025, the median time for a listed property to go pending was 81 days, compared to 91 days in October 2024.
