Homes are taking longer to sell than last month, and the average sale-to-list ratio of about 95 percent shows buyers often negotiating below asking price, with no recent sales closing above list. New listings have surged more than 100 percent from June and are up year over year, so sellers face more competition while buyers can be choosier.
