Information and statistics on the latest trends in the Charlotte County real estate market, updated for May 2026. *
Charlotte County currently leans toward sellers, with the market gauge at 41 out of 100. Homes are priced a bit lower than the Florida average, with a typical value of $339,000 compared to $417,100 statewide. Conditions still leave room for negotiation despite the seller’s edge.
Home values have been climbing, up 3.04% over the past year and 6.19% just in the last month, while the typical home is projected to reach about $348,875 in April 2026. List prices are slightly softer, with the median list price at $349,900 in March and projected to be around $348,100 next month, which can create pricing opportunities for attentive buyers.
Inventory has tightened significantly, down 29.65% year over year to 3,445 homes, and is expected to ease only slightly to 3,348, with 4.7 months of supply signaling that sellers still have an advantage. At the same time, buyers have leverage from longer timelines, with homes taking a median of 84 days to sell, price cuts on about 39% of listings, and sale-to-list ratios averaging 95.6%, while only about 6.9% of homes sell above asking. With 879 new listings and 839 pending sales in March and pending contracts up 7.84% year over year, both buyers and sellers can benefit from expert guidance, and Agent Pronto can connect them with a local agent who understands this evolving market.
Market gauge is calculated based on the the number of active listings divided by home sales over the most recently available reporting period.
Learn more about what Charlotte County has to offer.
Charlotte County offers residents a high quality of life with accessible outdoor recreation, strong community services, thriving local businesses, and a welcoming coastal lifestyle.
Charlotte County offers a quieter, more close-knit coastal lifestyle than nearby Sarasota or Lee County, with smaller cities, easy water access, and a strong sense of local pride. In Punta Gorda, historic streets meet a busy harborfront lined with independent restaurants and marinas, while Port Charlotte feels more suburban, with established neighborhoods and everyday conveniences.
Outdoor life shapes the local identity. Residents gather along the Harborwalk and Laishley Park for festivals and sunsets, or head to Charlotte Harbor Preserve State Park for paddling and birding. Families appreciate community hubs like the Port Charlotte Beach Park complex and Cultural Center of Charlotte County with its classes and events.
Everyday amenities are easy to reach. Shoppers frequent Fishermen’s Village on the waterfront, while readers and remote workers rely on the Mid-County Regional Library. Golf courses, boat ramps, and neighborhood parks are woven into communities across Charlotte County.
Because the area is popular with both full-time residents and seasonal visitors, timing and preparation matter. Whether you are planning to relocate to the coast or considering selling a longtime home, having an agent who understands neighborhood-level trends, flood zones, and seasonal demand can make a real difference. Agent Pronto connects buyers and sellers with Charlotte County agents who are ready to help you move at the right moment.

“We cannot recommend Matt Bonson highly enough! As out-of-state buyers from Wisconsin, we needed expert guidance in Cape Coral. He exceeded every expectation. From day one, Matt was incredibly responsive, anticipated our questions, and provided information we didn't know we needed. His referrals to local service providers were invaluable since we had no Florida network. Within two weeks, he arranged 15 property tours perfectly suited to our vacation rental goals. Where Matt truly shined was during a challenging purchase with an unresponsive seller, out-of-state title company, and non-local seller's realtor. He went far beyond expectations—winning our bid and researching municipality information to help resolve the seller's outstanding fines and city requirements. We communicated daily, and his dedication resulted in closing on time—a miracle! His expertise and commitment turned a difficult situation into success. If you want a realtor truly invested in your goals, choose Matt!”

“Realtor for us was Jen Tobey. She came to initial meeting prepared and educated. She is professional & and market knowledgeable. We signed up with her. She showed the home several times and gave us good feedback. When the house was sold the process went smoothly, even though it was a probate sale. All of my phone calls, emails and text messages were immediately answered. We also had a wonderful title company handle the closing.”
