Year-over-year, Punta Gorda’s rolling three-month data shows home values edging up while activity has picked up. The typical home value is up about 5% compared with a year ago, even as the share of homes selling above list has stayed low at just over 3%. Homes are also taking much longer to sell than a year ago, with median days on market up sharply.

With only a small share of properties selling above list and sale-to-list ratios near 94%, pricing strategy really matters.
