Inventory in Hamilton County has held steady with 44 active listings in July, even as new listings dropped sharply from June. Homes moving into contract increased, with pending sales up about two-thirds month over month and doubling compared with last year. Closed sales also climbed, with seven homes sold in July, a large jump from the prior month.
Pricing is adjusting to this changing flow of activity. The typical home value is up more than a third from a year ago, while the median list price has surged over 50 percent year over year, suggesting sellers are testing higher price points. At the same time, the average sale-to-list ratio has edged up, and nearly 29 percent of sales closed above list price, both showing pockets of stronger demand.
Market balance has shifted meaningfully, with months of supply falling to 5.7 from exceptionally high levels earlier in the year and now roughly in line with the statewide figure for Florida. Homes are still taking time to sell, with a median of 80 days on market, far longer than last year, even as the overall market gauge points to seller-friendly conditions.
