Year-over-year, Heritage Pines prices have eased while activity has picked up. The typical home value over the latest rolling three-month period is down about 11 percent from a year ago, even as homes sold have increased more than 20 percent. At the same time, active listings are down roughly 12 percent compared with last year, tightening the pool of options for buyers.

Homes are spending much longer on the market than a year ago, with the median days on market now at 83 days, even though the average sale-to-list price ratio has edged up slightly to just over 96 percent.

Inventory conditions reflect a seller-leaning environment, with months of supply near 3.1, down sharply from late 2025 when it was closer to eight months. Only about 4 percent of recent sales closed above list price, and roughly 15 percent of homes went off the market within two weeks, suggesting a mix of slower-moving listings and selective quick sales. With pending sales up more than 30 percent year-over-year even as new listings run lower than last year, pricing and timing strategies matter for both sides of the table.
