Year over year, Port Charlotte’s rolling three-month numbers show prices holding essentially flat while activity shifts. The typical home value is almost unchanged from last September, down only a touch, and the median list price is also slightly lower. Compared with a year ago, active listings have fallen notably while homes sold over the same rolling period have increased.
Looking at the latest rolling three months through September 2026, inventory and pace are telling a nuanced story. Active listings are down nearly 17 percent from last year, and months of supply has pulled back from 5.7 a year ago to 4.6, reinforcing the current seller’s market label. At the same time, the share of homes selling above list price has almost doubled from 5.6 percent to 10.5 percent, and the average sale-to-list ratio has edged up to just over 97 percent.
Conditions on the ground reflect a market where well-priced homes attract real interest, but buyers still have time to decide. Median days on market have shortened from 87 a year ago to 77, and about 24 percent of homes are going under contract within two weeks. With 444 homes sold and 459 pending in this recent three-month window, both sides of the table are active.
