Sellers are testing the market with a median list price of $400,000, which edged up 0.25% month over month, while only about 11% of sales close above list and the average sale-to-list ratio is just under 98%.
Time on market has stretched compared to last year, with homes taking a typical 75 days to sell, even though that is about 5% faster than the prior month.
