Pricing is adjusting to this slower contract flow, as the typical home value dipped 1.36% year over year to $369,900 even as it rose 1.34% month over month. Sellers are responding with more flexibility, shown by 31.1% of listings taking a price cut and homes selling for about 97.5% of list price on average.
Homes are taking longer to move, spending a median of 79 days on the market, up 6.76% from the prior month and 17.91% compared with a year ago, while months of supply sits at 4.7 in a still clear seller’s market. Looking ahead to March 2026, projections point to a typical home value of about $372,350 and a median list price around $400,498, with inventory expected to edge down to 2,680. Compared with Florida overall, where the typical home value is roughly $413,200, Lake County offers slightly lower price points and a distinct pace of activity.
