Contract activity is softer than last year, with 1,848 pending sales and new listings down 18.14% to 2,198, pointing to fewer options and slower flow through the pipeline.
Pricing has been edging higher as supply tightens, with the typical home value at $416,000, up 6.94% from a year ago and 0.73% month over month. Compared with the Florida average of $413,200, local values run slightly higher, and projections suggest a modest move to $417,500 next month alongside a projected median list price of $470,500.
Homes are taking longer to sell, sitting a median of 66 days on the market, which is up 46.67% from last year, and about 34.56% of sellers are cutting their list price. Even so, a seller’s market gauge of 37, a sale-to-list ratio around 0.96, and only 8.19% of homes closing above asking indicate conditions still lean toward sellers overall.
