Contract activity stayed solid with 2,048 pending sales, up 11.43% year over year, even as new listings fell 12.96% to 2,216, keeping the flow of fresh homes constrained.
Pricing is adjusting to these conditions, with the typical home value at $405,000, just below Florida’s $417,100 and down 2.53% month over month but still 1.25% higher than last year. Sellers are moderating expectations as the median list price dipped 3.32% month over month to $439,900, while about 39.7% of listings saw a price cut and homes sold for roughly 96.0% of list price.
Momentum on the time-to-sell side is mixed, as homes spent a median of 54 days on market, a notable 18.18% faster than the prior month but still 42.11% slower than a year earlier. Looking ahead to April 2026, projections show typical values easing to about $399,750 and median list prices near $432,350 as inventory edges to 6,660 homes, all within a seller’s market reading of 33 on the local gauge.
