June’s finalized data reported the typical value of a home in the city to be $395,000—down 2.47% over the previous 12 months. For comparison, county-level data pegged home values at $379,650 in St. Lucie County for the most recent reporting period. That number is expected to float around $376,980 in July.
Port St. Lucie had 506 new listings and 472 listings that went under contract in June, decreasing the area’s total available inventory to 2,182—down 5.25% from the previous month. Inventory is projected to have further decreased in July.
Of those 2,182 active listings, 28.69% reduced their price in the month of June. The median listing price for homes in Port St. Lucie fell 0.0% from May to June, bringing the current median listing price to $420,000. Based on projected data for July, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In June 2025, the median time for a listed property to go pending was 82 days, compared to 83 days in June 2024.
