The typical home value in St. Lucie County is projected to be $376,980 for the month of July. June’s finalized data reported the typical value of a home in the county to be $379,650—down 2.65% over the previous 12 months. For comparison, state-level data pegged home values at $410,000 in Florida for the most recent reporting period. That number is expected to float around $408,800 in July.
St. Lucie County had 736 new listings and 709 listings that went under contract in June, decreasing the area’s total available inventory to 3,579—down 6.24% from the previous month. Inventory is projected to have further decreased in July.
Of those 3,579 active listings, 27.72% reduced their price in the month of June. The median listing price for homes in St. Lucie County grew 2.53% from May to June, bringing the current median listing price to $410,000. Based on projected data for July, listing prices may continue to grow.
The number of days that homes have been on the market prior to going under contract has been fairly steady year-over-year. In June 2025, the median time for a listed property to go pending was 87 days, compared to 90 days in June 2024. In recent months the median number of days from listed to pending appears to be steady. That trend is predicted to have carried through to this July.
Market gauge is calculated based on the the number of active listings divided by home sales over the most recently available reporting period.
