Inventory in Northwest Atlanta has expanded in this rolling three-month view, with about 941 active listings and a modest year-over-year increase, while months of supply has actually dropped to 6.5, down sharply from a year ago. At the same time, homes under contract have picked up, as pending sales are up more than 14% from last year even though closed sales are slightly lower, suggesting more recent contracts are working their way toward closing.
Pricing has adjusted downward over the past year, with the typical home value down roughly 15% compared with the same rolling period a year ago and the median list price also trending lower. Despite softer prices, sellers are still achieving close to asking, as the average sale-to-list ratio sits just over 97%, and only about 15% of homes are closing above list compared with much higher shares two to three years ago.
Pace of sales has slowed notably, with the median home taking about 85 days to sell in this period compared with far shorter timelines seen in prior years, even as more new listings come to market than a year ago. Compared with the broader Atlanta market, Northwest Atlanta shows lower prices but slightly higher inventory and supply, which can matter for both negotiation leverage and expectations.
