Inventory in West Highlands has grown in this rolling three-month view, with active listings up more than 30% year over year to 34. New listings have also risen at a similar pace, increasing roughly one-third from a year ago. Contract activity is solid, as homes sold climbed more than 25% year over year and pending sales are up over 35%, pointing to steady buyer interest despite the added supply.

Prices are adjusting in response to these shifts. The typical home value over the latest three months is down more than 20% from a year earlier, and the median list price has fallen about 4% year over year. Even with that decline, West Highlands still sits above the broader Atlanta market, where the median sale price is lower and has only dipped slightly compared to last year.

Homes are taking much longer to sell than they did a year ago, with the median days on market stretching to about 103 days in this period. At the same time, months of supply has moved to 4.6, above the frenzied lows seen in prior years but still consistent with a seller-leaning market. Only about 18% of recent sales closed above list price, and the average sale-to-list ratio sits just under 100%, suggesting buyers have a bit more room to negotiate while sellers can still achieve near-asking prices.
