For comparison, county-level data pegged home values at $698,000 in Honolulu County for the most recent reporting period. That number is expected to float around $702,000 in May.
Waikele had 5 new listings and 5 listings that went under contract in April, decreasing the area’s total available inventory to 20—down 4.76% from the previous month. Inventory is projected to have further decreased in May.
Of those 20 active listings, 15.0% reduced their price in the month of April. The median listing price for homes in Waikele fell 1.27% from March to April, bringing the current median listing price to $545,000. Based on projected data for May, listing prices may continue to fall.
The number of days that homes have been on the market prior to going under contract fell year-over-year.
