Inventory and contract activity in Wailua are shifting notably in this rolling three-month view through May 2026. Active listings are down about 17% from a year ago, yet pending sales are up nearly 38%, showing that more properties are going under contract even with fewer options on the market. Months of supply has dropped sharply compared with last year, moving from a much looser environment to about 4.3 months, consistent with its current seller’s market gauge.
